Rules to know

  • You get no deduction for a year in which you own a home on 31 December.
  • The bank must report your deposit to the Tax Administration before the end of the year.
  • If you break the rules, for example by using the money for something other than a home, an addition is made to your assessed tax equal to the tax you were given a deduction for (up to NOK 24,750 with this plan).

How it works

BSU (boligsparing for ungdom, young people's housing savings) is Norway's tax-favoured savings account for a first home. You can deposit up to NOK 27,500 a year and NOK 300,000 in total, and you get 10%of each year's deposit as a deduction from your tax, up to NOK 2,750 a year. It runs up to and including the year you turn 33. This calculator shows the deduction, how many years you can save, and the balance on the account when saving stops, with tax on the interest taken into account.

How BSU works in 2026

  • Up to NOK 27,500 a year and NOK 300,000 in total. Interest does not count towards the total.
  • The deduction is 10% of what you deposit, taken off the tax you pay, so it cannot be larger than your income tax and national insurance contributions combined.
  • You can save up to and including the year you turn 33.
  • You get no deduction for a year in which you own a home on 31 December.
  • The bank must report the deposit to the Tax Administration before the end of the year.

Worked example: saving the maximum from age 22

You are 22, deposit NOK 27,500 a year and earn 5% interest. Because the deposits add up to NOK 300,000 after 11 deposits, you can save for 11 years. You receive NOK 30,000 in tax deductions. The account then holds NOK 366,458, of which NOK 66,458 is interest after tax at 22%. The last deposit is only NOK 25,000, because that is all that is left before the NOK 300,000 limit, so the last deduction is NOK 2,500. In the first year the deduction and the interest after tax together are worth 13.9% of your deposit. The balance ends above NOK 300,000 because interest is not counted towards the limit.

If you start late, or pay little tax

The age limit can be tighter than the NOK 300,000 limit. Someone who starts at 30 with the same plan can save for only 4 years, deposits NOK 110,000, gets NOK 11,000 in deductions and ends with NOK 116,604. And a student who pays only NOK 1,200 in tax gets NOK 1,200 for a NOK 27,500 deposit, instead of NOK 2,750. If you have no income yet, depositing earlier than you must only earns interest, not a deduction.

Common mistakes

  • Depositing too late in the year. The bank must report the deposit before the year ends, so leave time in December for the payment to be registered.
  • Buying a home without checking the date.If you own a home on 31 December you lose that year's deduction, even if you deposited the money before you bought it. Both direct and indirect ownership count.
  • Using the money for something else. Money spent on anything but your own permanent home triggers an addition to your assessed tax equal to the tax you were given a deduction for.
  • Depositing more than the limits. The excess is returned and gives no extra deduction.

What this calculator does not cover

It uses the interest rate you type in and assumes the rate stays the same and that interest is added at the start of each year. It does not compare BSU with investment funds, it does not check whether you own a home in each year, and it does not model the tax on interest for anything other than the standard 22% rate. If you are a newcomer, or own property abroad, it cannot tell whether you qualify. The deduction is granted by the Tax Administration based on what your bank reports.

What is BSU in Norway?
BSU (boligsparing for ungdom, young people's housing savings) is a special bank account for people under 34 who want to buy their own home. You can deposit up to NOK 27,500 a year, up to NOK 300,000 in total, and each year the state gives you a tax deduction of 10% of what you deposited, up to NOK 2,750.
How much can I save in BSU in 2026?
The limits are NOK 27,500 per year and NOK 300,000 in total. The total limit counts what you deposit, not the interest, so the account can grow beyond NOK 300,000. Anything you deposit over the limits is returned to you. A 10% tax deduction on NOK 27,500 is NOK 2,750.
How old can I be to use BSU?
You can save and claim the tax deduction up to and including the year you turn 33. From the year you turn 34 you cannot deposit any more. There is no lower age limit for opening an account, but you only benefit once you have taxable income, and the Tax Administration advises against opening one if you are under 17 and have no taxable income from work.
How much do I get back if I have a low income?
The deduction cannot be larger than the sum of your assessed income taxes and national insurance contributions (trygdeavgift), and any excess cannot be carried forward (Tax Act section 16-10, fourth paragraph). If you pay NOK 1,200 in income tax and contributions combined in a year, a deposit of NOK 27,500 gives only NOK 1,200 back, not the full NOK 2,750. If you pay no tax at all you get no deduction. What can I use the BSU money for?
The money can be used to buy a permanent home for your own use, to pay the costs of buying it (such as stamp duty and registration fees), to buy a plot for building your own home, to pay interest and repayments on the mortgage on your own home, and to renovate, extend or upgrade it. Installing an EV charger, a heat pump or solar panels also counts. It cannot be used for a holiday home, another property, furniture, freestanding appliances or tools, or a houseboat or caravan.
What happens if I spend BSU money on something else?
An addition is made to your assessed tax for the year of the breach, equal to the tax amount you were earlier given a deduction for (Tax Act section 16-10, sixth paragraph). If only part of the savings was used to buy a new permanent home, the addition applies to the part that was not. With this page's default plan of NOK 300,000 saved and NOK 30,000 in deductions, a full breach would add about NOK 30,000 to your assessed tax.
Can I have more than one BSU account or move it to another bank?
No, you can only have one BSU account in your lifetime, and you cannot open a new one after an earlier one has been settled. You can move the account to another approved bank as long as the balance is transferred directly between the banks.
I own a home abroad or have just moved to Norway. Can I still get the BSU deduction?
The tax deduction reduces your Norwegian tax, so it only helps if you pay tax in Norway. The Tax Administration also says you get no deduction for a year in which you wholly or partly own a primary or secondary home on 31 December, directly or indirectly. Its rate page does not limit this to homes in Norway, so if you own a home elsewhere, ask the Tax Administration before you rely on the deduction. You open the account with your bank, which can tell you what it requires from a new customer.
